About The Department The Real Estate Operations division contains the Property Management (PM) and Asset Management (AM) departments. Together they are responsible for effectively and strategically managing over 2,200 units across over 150 properties. About the Position: Responsible for the day-to-day management of the Commission’s rental properties involving considerable contact with applicants, tenants, contractors, vendors, and others. The position requires availability on a 24-hour basis and residency at the assigned site. The right to use an apartment unit is a condition of employment. The manager unit is one bedroom and utilities are included. Examples of Essential Job Functions: Manages all aspects of an assigned unit, including cash flow analysis, budget preparation and monitoring, contract monitoring, advertising and marketing, tenant retention and relations. Supervises, directs, and evaluates maintenance and other assigned personnel. Screens and approves or rejects prospective residents; reviews all rental applications. Monitors the market and assists in developing an effective lease renewal program. Attends to resident requests and consults with Housing Supervisor regarding tenant issues. Develops a yearly budget and ensures projects operate within the approved budget. Interacts with tenants, guests, and invitees, ensuring all incident reports are documented. Conducts inspections of properties and generates work orders. Responsible for the preparation and distribution of inspection notices. Ensures that assigned properties present an aesthetically pleasing appearance. Typical Qualifications: Knowledge of: Applicable laws, regulatory codes, ordinances, and procedures relevant to leasing of residential housing units. Principles and practices of employee supervision. Principles and practices of tenant retention and relations. Basic financial record keeping and budget preparation. Ability to: Plan, organize, assign, review, and evaluate the work of staff. Prepare clear and concise reports and correspondence. Interpret and ensure compliance with applicable laws and policies. Maintain confidentiality of sensitive personal information. Education and Experience: Equivalent to the successful completion of the twelfth (12th) grade and two (2) years of responsible property or apartment management experience.
