About Us:
SVN | Real Estate Associates is a leading commercial real estate brokerage and property management firm based in Durham, NC. We specialize in delivering comprehensive real estate solutions, managing a diverse portfolio of properties, and providing top-tier client service. We provide third-party property management and commercial brokerage services, in addition to servicing a portfolio of company owned (in-house) properties. As our long-time financial controller prepares to exit the company, we are seeking an experienced and detail-oriented professional to step into this critical role.
Position Overview:
The Financial Controller will oversee all aspects of the companys financial management, including accounting, reporting, budgeting, and compliance. This individual will play a key role in ensuring the financial health and growth of SVN | Real Estate Associates, managing day-to-day financial operations while contributing to strategic planning and decision-making.
Key Responsibilities:
- Oversee all accounting operations, including accounts payable/receivable, general ledger, and payroll.
- Prepare all required reports required by the company CPA for tax reporting.
- Manage cash flow across multiple companies/entities.
- Oversee bank account reconciliations and monitor all banking activities to ensure compliance with real estate trust account regulations and industry standards.
- Develop and manage annual budgets, forecasts, and cash flow projections.
- Ensure compliance with tax regulations, financial reporting standards, and internal policies.
- Conduct variance analysis and provide insights to improve financial performance.
- Supervise tenant lease accounting, property-level financial reporting, and CAM reconciliations.
- Manage relationships with external auditors, tax advisors, and financial institutions.
- Establish and maintain internal controls to safeguard company assets.
- Assist in financial planning for property acquisitions, dispositions, and development projects.
- Lead and mentor the accounting team, fostering a culture of accuracy and accountability.
- Collaborate with the executive team to shape financial strategy and drive business growth.
Qualifications:
- Bachelors degree in Accounting, Finance, or related field (CPA preferred).
- Minimum of 7-10 years of experience in financial management or accounting, preferably in real estate or property management.
- Strong understanding of GAAP, tax regulations, and financial reporting.
- Proficiency in property management software and accounting systems.
- Exceptional analytical, organizational, and leadership skills.
- Excellent communication skills and the ability to collaborate across departments.
Preferred Qualifications:
- Experience in commercial real estate accounting and property management.
- Familiarity with CAM reconciliations, lease administration, and real estate tax structures.
- Knowledge of the Triangle-area, NC real estate market is a plus.
