Description Position Summary: The Facilities Manager is responsible for the oversight, coordination, and implementation of maintenance, repair, and facilities operations for 11 certified residential homes operated by Block Institute. This individual will manage day-to-day maintenance services, ensure regulatory compliance, supervise external vendors and internal maintenance staff, and lead preventive maintenance and capital improvement planning.
Key Responsibilities: Facilities Oversight & Maintenance - Oversee and coordinate all facility-related activities, including maintenance, repairs, inspections, and upgrades across all residential sites.
- Develop and implement preventive maintenance plans and systems.
- Ensure compliance with applicable regulations from OPWDD, FDNY, DOB, HPD, and OSHA.
Staff and Vendor Management - Supervise maintenance staff and oversee scheduling, assignments, and performance.
- Serve as liaison to property management firms and contractors.
- Solicit bids and oversee work from third-party vendors and service providers.
Project & Budget Management - Assist with budget planning and cost control for maintenance and capital improvements.
- Manage capital repair and improvement projects from scope development through completion.
- Track and report on work orders, completed tasks, and project status.
Emergency Response & Risk Mitigation - Coordinate and respond to emergencies involving facilities (e.g., floods, HVAC outages, fire system issues).
- Ensure buildings are safe, accessible, and in good working order at all times.
- Maintain all safety protocols and required documentation.
Qualifications Required Qualifications: - Bachelor's Degree preferred; equivalent combination of education and experience accepted.
- 5+ years of experience in facilities or property management, preferably with multi-site oversight.
- Strong knowledge of NYC compliance regulations, including OPWDD, DOB, HPD, and FDNY requirements.
- Demonstrated experience supervising maintenance staff and coordinating vendor services.
- Proficiency in Microsoft Office and work order tracking systems.
- Valid NYS Driver's License and ability to travel to multiple sites as needed.
- Strong organizational and communication skills.
Preferred Qualifications: - Experience working in human services or with OPWDD-certified settings.
- Trade certifications (e.g., HVAC, plumbing, electrical) a plus.
- Bilingual (English/Spanish) a plus.
Working Conditions: - On-call responsibilities for emergencies.
- Physical activity required, including inspecting facilities, climbing stairs/ladders, and lifting materials up to 50 lbs.
