The Corporate Controller for Mecca Property Management is responsible for overseeing the financial operations of both Commercial and Multi-Family Real Estate with our current portfolio located throughout both Utah and Idaho, ensuring the accuracy of financial reporting, and supporting strategic decision-making. This role combines leadership, technical financial expertise, and a deep understanding of the real estate industry to drive financial performance and compliance. The Corporate Controller will work closely with senior leadership, property managers, accounting teams, and external auditors to manage financial reporting, budgeting, forecasting, tax compliance, and internal controls.
Key Responsibilities :
Financial Reporting and Analysis :
- Manage the preparation and presentation of monthly, quarterly, and annual financial statements.
- Ensure that all financial reports comply with any relevant industry standards.
- Analyze financial performance and provide actionable insights to management, identifying opportunities for cost reduction and revenue enhancement.
Accounting Overview :
- Manage and supervise the accounting team to ensure a timely and accurate recording of financial transactions.
- Oversee all accounting functions, including accounts receivable, accounts payable, reconciliation of general ledger accounts, property-level and corporate-level accounting, bank accounts to optimize working capital.
- Ensure timely and accurate tax filings, adhering to all relevant regulations, in conjunction with CPA including property acquisitions, dispositions, and financing transactions.
Budgeting and Forecasting :
- Lead the annual budgeting process for the corporate accounts, including operating expenses, capital expenditures, and cash flow projections.
- Monitor actual performance against budget, highlighting any significant variances and proposing corrective actions.
- Prepare rolling forecasts to reflect changes in market conditions, tenant occupancy, and other relevant factors.
Cash Flow Management :
- Manage cash flow for all real estate properties, ensuring adequate liquidity for operational needs and capital projects.
Internal Controls and Compliance :
- Establish and maintain strong internal controls to ensure compliance with accounting standards and company policies.
- Ensure adherence to real estate industry-specific regulations, including lease accounting, and ensure timely filing of tax returns and reports.
- Liaise with external auditors during the annual audit process and ensure compliance with regulatory requirements.
- Evaluate and implement new financial systems and processes to enhance operational efficiency.
Tax and Regulatory Compliance :
- Oversee the preparation of tax filings, including property taxes, corporate income taxes, and other required filings.
- Stay current with tax laws and real estate regulations to ensure compliance and optimize tax strategies.
Real Estate-Specific Expertise :
- Provide financial oversight for property management teams, ensuring efficient management of operating expenses and capital expenditures.
- Analyze market trends, including rent rolls, lease terms, tenant occupancy, and other performance metrics for both multi-family and commercial properties.
Strategic Financial Planning :
- Work closely with senior leadership on strategic planning and decision-making related to acquisitions, dispositions, financing, and refinancing opportunities.
- Assist with financial modeling and due diligence for real estate transactions, including acquisitions and divestitures.
Team Development and Leadership :
- Lead, mentor, and develop the accounting team, fostering a collaborative and high-performance work environment including hiring, training, and conducting performance evaluations.
- Promote continuous improvement in financial systems and reporting processes.
Qualifications :
- Education : Bachelor's degree in accounting, Finance, or related field. CPA (Certified Public Accountant) or CMA (Certified Management Accountant) preferred.
- Experience : Minimum of 7 years of experience in accounting/finance, with at least 3-5 years in a senior accounting/controllership role in the multi-family or commercial real estate sector.
- Technical Skills : Strong knowledge of real estate accounting software, property management systems (i.e. Yardi, Entrata), and advanced Excel skills.
- Industry Knowledge : Familiarity with real estate accounting standards, financial modeling, and tax implications of property ownership, financing, and investment strategies.
- Leadership Skills : Proven ability to manage and mentor a team, with excellent communication and interpersonal skills.
- Attention to Detail : Strong analytical skills and attention to detail in financial reporting and analysis.
- Problem-Solving : Ability to identify financial issues and propose practical solutions to management.
- Regulatory Knowledge : In-depth understanding of industry regulations, tax laws, and compliance requirements.
Work Environment :
- Full-time position with standard office hours and flexibility to work from home during designated times. We foster a strong work-life balance.
