Overview: We are seeking an experienced and proactive Facilities Manager to oversee the maintenance and operations of a commercial facility in New York City. This role is integral to ensuring the seamless functionality of building systems, with a particular focus on commercial HVAC systems, within a 24/7 operational environment. The ideal candidate will possess a strong background in facilities management, demonstrate expertise in HVAC systems, and be comfortable working in a shift-based schedule to support continuous operations.
Key Responsibilities: - Oversee daily operations of facility systems, ensuring optimal performance of HVAC, electrical, plumbing, and mechanical systems.
- Develop and implement preventive maintenance schedules for all building systems, with an emphasis on HVAC equipment.
- Coordinate and supervise maintenance staff, contractors, and service providers, ensuring compliance with safety and operational standards.
- Manage vendor relationships, including negotiating contracts and overseeing service agreements related to facility maintenance.
- Conduct regular inspections to identify maintenance needs, safety hazards, and compliance issues, taking corrective actions as necessary.
- Maintain accurate records of maintenance activities, equipment inventories, and facility-related documentation.
- Develop and manage budgets for facility operations, monitoring expenses and identifying cost-saving opportunities.
- Ensure compliance with health, safety, and environmental regulations, maintaining a safe working environment for all occupants.
- Respond promptly to emergency situations or urgent issues involving the facility
Qualifications: - Bachelor's degree in Facilities Management, Engineering, or a related field preferred.
- Minimum of 5 years of experience in facilities management, with a strong emphasis on commercial HVAC systems.
- Proven experience managing a team of maintenance staff and coordinating with external contractors.
- In-depth knowledge of building systems, including HVAC, electrical, plumbing, and security.
- Familiarity with health, safety, and environmental regulations applicable to facility operations.
- Strong organizational and project management skills, with the ability to handle multiple tasks simultaneously.
- Excellent communication and interpersonal skills, capable of effectively interacting with staff, vendors, and stakeholders.
- Proficiency in using facilities management software and tools.
- Willingness to work in a shift-based schedule to support 24/7 operations.
- Certifications such as Certified Facility Manager (CFM) or Facility Management Professional (FMP) are advantageous.
