SUMMARY: We are seeking a detail-oriented and experienced Commercial Property Accounting Manager to manage the accounting functions related to a portfolio of office properties. This role will oversee the daily operations of the property accounting team, ensuring accurate financial reporting, timely preparation of financial statements, and compliance with Metro National policy and US GAAP accounting standards. The ideal candidate will have a strong background in property accounting, leadership experience, and the ability to work in a fast-paced, deadline-driven environment. In addition, the Commercial Property Accounting Manager will work closely with our property management team to ensure all reporting deadlines are met, including monthly operating reports, annual budgets, escalation settlements, and various other reports. This role will also help assist their team with performing various property accounting duties by utilizing our MRI accounting software. It is also the responsibility of the Commercial Property Accounting Manager to deliver the MetroNational experience when interacting and communicating with tenants, owners, vendors, and fellow team members.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Lead and manage a team of property accountants, providing guidance, training, and support to ensure high performance.
  • Oversee the preparation of monthly, quarterly, and annual financial statements for office properties and reviewing them to ensure accuracy and compliance
  • Review and help with quarterly Building Operating Cost accruals, annual escrows, and prior year reconciliations
  • Review and help with the input of leases and amendments into MRI and AOE to ensure accuracy of lease terms to be met, and provide lease profiles to property manager
  • Review team’s quarterly schedules and variance explanations for internal reporting to ensure compliance with company policies and procedures
  • Collaborate with property management and other teams to prepare annual budgets and periodic forecasts as needed
  • Coordinate and address various request as needed from property management team
  • Identify opportunities for process improvements within the accounting function, implementing new policies or technologies as necessary to help streamline workflows for increased efficiency
  • Review tenant billings and aged delinquency reports for all office properties to ensure credits are properly applied to open charges and cash receipts have been properly applied to tenants’ accounts
  • Coordinate various monthly, quarterly, and annual deadlines between the property accounting team and the property management team
  • Review monthly posting of the Rent Roll to ensure that changes from the prior month’s Rent Roll are reasonable, e.g., current month move-in’s or move-out’s, rent steps, etc.
  • Review the general ledger and income statement for any additional adjusting entries. Contact the PM to confirm entries not listed on monthly accrual/reclass forms.
  • Review financial statements and all monthly reports confirming that all supporting schedules tie to the financial reports.
  • Assist in annual external audit and internal tenant audit process.
  • Perform or assume additional property accounting duties as needed.
Requirements:

EDUCATION AND REQUIRED EXPERIENCE:

  • A bachelor’s degree in accounting .
  • A minimum of 8-10 years of recent office/commercial property accounting experience.
  • A minimum of 4-5 years of supervisory or team lead experience
  • CPA or CMA certification is a plus, but not required
  • Experience with MRI preferred

SKILLS, QUALIFICATIONS, AND OTHER REQUIREMENTS :

  • Proficiency in accounting software (MRI, or similar property management systems) and advanced Excel skills
  • Strong knowledge of GAAP, real estate accounting, and financial reporting
  • Excellent leadership, communication, and interpersonal skills
  • Analytical mindset with strong problem-solving abilities and high attention to detail
  • Working knowledge of budget preparation and participate/assist in the preparation of the annual budget with members of property management and corporate accounting teams.
  • Working knowledge of the escalation and operating expense budgeting and settlement process, including the calculation of “gross-ups”, and preparation of the actual settlement schedules.
  • Ability to handle multiple projects, changing priorities and demanding, time-sensitive, workload(s).
  • Ability to receive general work supervision/be self-managed/work independently.
  • Ability to provide efficient, timely, reliable and courteous service to internal and external customers.
  • Must be able to remain in a stationary position 50% or more of the time/constantly operate a computer and other office productivity machinery (ex. a calculator, copy machine, computer printer) or, by request, be provided reasonable accommodations to perform the essential functions of the position.
